The partners
They put in the money. They want rent collected, arrears and the signed lease. Not the manager's spreadsheet.
Partners · companies · report
A real estate investment group brings together partners who own apartments to let, often through several companies. Kloyz is the software for that file: each company keeps its leases and collections, and the partners read one report. A family office is a different structure. This page does not cite one as a client.
Capital, companies and the report do not live in the same file. The software holds them together without mixing them.

02
Each company has its apartments. A partner does not open the company next door without that right.

One monthly pack, by company: collected, late, lease, ticket still open.
They open the report for their companies. They do not work the ticket, chase the tenant, or sign in the manager's place.
They run leases, collections and repairs. The report they send comes from that work, not from a copy pasted the night before the meeting.
A real estate investment group buys apartments to let and has to account to partners. Those partners are not siblings who inherited. They put in capital, often into separate companies, and they expect a readable month: what came in, what is late, what is signed.
The manager may be employed by the group, or an agency hired to operate the apartments. Either way the rental file is the same object: properties, tenants, leases, collections. The holding company's books, the decision to buy the next building, and the formation of the fund stay outside the software.
As soon as there are two companies, one file becomes a risk. The partner in company A sees the arrears of company B. The manager re-sorts before every send. The number in the report is no longer the number on the lease.
In Kloyz, permissions decide who sees which properties. Company A and company B can live in the same tool and stay two scopes. A partner with access to one line does not browse the other.
The family office is a reference for how to read the month. It is not a client list.
| Structure | Who owns | Who gets the report | Where it is described |
|---|---|---|---|
| Investment group | Partners, often through several companies | The partners, on the let apartments | This page |
| Family office | One family, sometimes a family office | The family, not outside partners | Family office page |
| Agency | The owners; the agency operates | Each owner, on their mandate | Agencies page |
People mention a family office because several people there already read the same month: someone operates, someone reads. That reading habit is useful. The structure is not the same. A family office serves one family, heirs, sometimes a residence manager. An investment group brings together partners and companies. The family office page describes the first case. It does not present those offices as Kloyz clients, and neither does this page.

Kloyz does not form the fund, does not advise on buying the next building, and does not keep the holding company's books. Rent and commission documents go out to Morning, Invoice4U, Rivhit or SUMIT. The public price is the same as for the rest of the product: ₪199 a month up to 15 apartments, then a per-apartment price that steps down. There is no separate grid for a group. Pricing
Partners who own apartments to let, often through several companies, and who expect a report on what is already let. It is not a family sharing an inheritance, and it is not an agency managing a third-party owner's property.
Yes. Permissions limit who sees which properties. A partner does not open another company in the group unless that access was granted.
As a reference for the structure of reading: several readers, one month. A family office serves one family. A group serves partners. Neither is cited here as a client.
The manager, from leases and collections already recorded. The partners read. They do not receive a second version pasted into a spreadsheet.
No. The software keeps the rental file. Accounting documents go out to Morning, Invoice4U, Rivhit or SUMIT.
The public price: ₪199 a month up to 15 apartments, then ₪15, ₪13 or ₪10.5 per apartment by tier. Above 200 apartments, on request. Annual billing: −10%.
